As a tenant you will be looking for your new home. To search the local area, take at a look at our properties available.

If you haven’t rented before, you will have many questions about what happens and when, so hopefully these will give you a little help.

I’ve seen a property I like – when can I view?
Normal viewing times are between 9:30am and 5pm, though sometimes can be arranged separately with the landlord.

I love the house – what do I do now?
You will have to fill in an application form which you can download here or pick up from our local office. Please fill in all details then return it to the office with £80 per applicant. The money we take is non-refundable and is used to carry out credit checks on your behalf.

I have pets and I am in receipt of Housing Benefit. Will that be OK?
This is different for each property. There may be some restrictions set upon the landlord by their insurance company or mortgage lender which does not allow them to have certain types of tenant. Please call the office to check these details before you view.

I have bad credit rating or CCJ’s. Will I still be acceptable?
This will be at our, or the landlords discretion. Please tell us about any suspected problems with your credit before we start referencing. We may require 6 months rent in advance or a guarantor. Each case is individual, so please speak to our staff.

When do I know if I have got the property?
Once the references have been carried out, we will have to wait for the confirmation from the landlord. This should only take a few days.

Tenants

When do I sign the Tenancy Agreement?
We will send you a draft copy before you sign, so that you will have time to read through and question anything you don’t understand. We will arrange for the Agreements to be signed before you pick up the keys.

How much do I have to pay?
After the referencing fee has been paid and the tenancy has been confirmed, we will require one months rent in advance, the deposit (normally the equivalent to one months rent plus an additional hundred pounds) and administration fees of £75.00. This money must be in cleared funds and paid before you pick up the keys.

What happens to my deposit?
Rentwell holds your deposit. We are part of Tenancy Deposit Solutions, which guarantees your deposit is held safely and legally. At the end of your tenancy, we will attend the property and see if any deductions are liable. If there are any problems with the return of the deposit, we can forward it to an Individual case examiner to determine the costs. Otherwise, it will be sent to your forwarding address by cheque.

What will I be responsible for at the property?
As a tenant you also have obligations to fulfill. You must pay your rent in full and on time. You must keep to all the clauses and responsibilities as detailed in the Tenancy Agreement. These will be things like, no smoking in the property, not causing any damage, keeping the garden tidy, notifying us or the landlord of any problems etc. You will be responsible for paying the bills at the property, including council tax, electric, gas, oil, water and sewerage and TV licence.
